How does your brokerage define high-end market?
A: LDG focuses on selling residential properties that are over one million dollars in value and commercial properties that are over three million dollars in value in Greater Vancouver. For some areas like Vancouver West, Downtown, and West Vancouver, we focus on those properties over two million in Residential and over five million in Commercial.
Q: Does that mean I can’t sell lower priced properties at LDG?
A: Yes, you can. Our brokerage’s brand is focused on luxury properties plus land assembly and development land because that is what our founder and team have been selling for over two decades, so we can encourage and help our all Realtors to sell more of these kinds of properties. Your individual business model is up to you and you can also keep some lower price range listings if that is what works for you.
For example if you are selling 80% of your properties below these price points and only 20% over these price points, after joining our brokerage, we will provide you with custom training so you will be selling 80% of your properties over these price points.
Q: How will LDG help me to increase my sales volume and income?
A: You will learn from our top sales experts. We have plans and a cloud database to help you increase your sales in your local high-end market. We will guide you to the next level and help you succeed.
Generally we encourage our Realtors to focus on selling higher value residential properties plus land assembly and development land, which helps our Realtors to increase their annual income to $300k or more.
Q: With the market slowing down, do I need to be concerned about high monthly fees with LDG Realty?
A: No worries, you don’t need pay any brokerage fees- No desk fee, No Franchise Fee, No Royalty Fee!
Instead our brokerage will prepay some marketing fees for you to help you build up your brand and get more listings and sales. LDG will take the risk and responsibility for the market change and slow down.
Q: What is the fee structure at LDG?
A: Our fee structure is very thoughtful: 80%/20% commission split and a $15,000 Cap. After capping, you will earn 100% for the remainder of the anniversary year (less a $285 transaction fee).
Q: If I don’t want to work too hard or I need more time for family, travelling, or I decide to semi retire, do you have a Revenue Share Plan?
A: Yes, we have a good Revenue Share Plan: LDG rewards its agents for attracting new agents to join LDG. Simply, an LDG agent can “sponsor” a new agent to join LDG. Once the new agent begins closing transactions, the sponsor receives 20% of the company revenue from the sales activity of their sponsored agent until their annual commission cap of $15,000 is reached.
Important note: LDG pays that share— not the agent. It is taken from the 20% adjusted gross commission income (AGCI) received by LDG, and is paid to the sponsor agent monthly. This continues to be paid to you as long as you remain an active agent and the agent you have brought into the business stays with LDG and generates sales commissions.
Example: If you "sponsor" 10 new agents to join LDG, and each agent's annual commissions reach the cap of $15,000, then LDG will pay you $30,000 in the year. This will help our “sponsor agents” have consistent income whatever happens.
Q: I’m already an experienced and successful Realtor in my service area. If I join LDG, what is the benefit for me?
A: The LDG business model and fee structure is ideal for successful Realtors. The Cap is only $15,000, compared to other traditional brokerages that may charge you over $20,000 to $30,000 annually with monthly desk fees, franchise fees, additional fees, deal fees etc. Our business model is more beneficial and you will save more. In the meantime, you will be more successful with consistently high income because our brokerage focuses on higher value properties, where other brokerages sell all types of properties. This brokerage focus will enhance your individual luxury brand.
Q: I have been a Realtor for two or three years. I’ve made over 10 deals but I’m struggling because my income is not enough to support me as a full time Realtor. Should I join LDG?
A: Yes, welcome. If you decide to be a full time Realtor, LDG is the best fit for you to improve your real estate future.
Q: We are a successful team with over 5 team members, but our team members complain their incomes are too low, and are wondering whether there is a better opportunity. What is the benefit if we all join LDG?
A: LDG welcomes teams and team members. We encourage every team that has less than 5 team members to generate more income for every team member. For example, if your team has 10 members, we will tailor help and coach your team to become two teams, with each team having 5 members. As LDG focuses on higher value property sales, ideally each sales team is comprised of 3 to 4 members. This will be more efficient for the team and encourages every agent to work cohesively
Q: We are Realtors in Burnaby, Coquitlam, Surrey, Richmond, Langley, and we want to sell our local properties with values over one million dollars, plus Land Assembly and development lands. Can we join LDG?
A: Yes, welcome. LDG is one brokerage, but services the entire Greater Vancouver area. Our brokerage’s target market is properties valued over one million dollars, wherever they are in British Columbia. Land Assembly development lands in any area are always highly recommended to LDG Realtors.
Q: The LDG office is far away from our area. How we can convince the sellers and buyers that the office location is ideal?
A: LDG is a paperless, cloud based brokerage. We help our Realtors work anywhere, anytime. We put more effort and investment into our Realtors to help build their brand in order to sell their clients’ properties quickly and for top dollar and to help buyer clients make informed purchase decisions. That is what most sellers and buyers care about, rather than the physical location of your brokerage.
Q: We are Realtors that focus on Presales of new development. What are the benefits if we join LDG?
A: LDG is experienced in establishing relationships with developers and enhancing their project marketing. We have good connections with major developers in Greater Vancouver and a history of many successful deals. Our Realtors have VIP access for their clients for many developments in the Greater Vancouver area.
